We have had rental houses since 2007 and have used Quicken Rental Manager for most of that time. I thought, since I upgraded my computer, it would be a good time to do the same with the Quicken Rental Property Manager 2013, but I was sorely mistaken. This software is convoluted, complicated, and un-user friendly. It is nothing like the old software. To makes matters worse, the new program is incompatible with the old software. I would have had to re-enter years of rental data manually. Even with extensive research, it took me several attempts to add one property. It was an expensive waste my time and money. I reloaded my old software and will have to bite the bullet on this one. File 13.
I get this every year to make sure I don't miss any tax breaks. It answers most all of my questions--too bad they don't have a California supplement for our California forms but other than that it's quite thorough and even entertaining at times.
